10 Critical Do's & Don'ts that can Cost you Money when you have Water Damage.
DO Take lots of photos 
Use them as a record of the damaged items and property even before the insurance adjuster comes.
DON'T throw anything away.
If items are not present when the insurance company’s adjuster does their inspection you will not be paid for them.
DO notify the insurance company immediately.
Claims have been denied because the insurance company was not notified in a timely manner. It is stated in your policy.
DON'T make repairs , “except for leaking plumbing”, before it is inspected by the insurance company.

DO repair Leaking Plumbing
If it is a plumbing leak call a plumber to have it repaired to prevent further damage. This is also a requirement stated in your policy.
DON'T throw out the repaired parts replaced 
by the plumber and have the plumber write down the cause of the damage. For example: a leaking water supply line valve. The insurance company will demand the right to inspect the damaged part. They can claim you prejudiced their inspection if the damaged part is unavailable.
DO Hire a qualified professional to represent your interests
This should be done at the very beginning of the claim. A Public Adjuster will document the cause of loss and all the damage. They work in your behalf. The adjuster sent by the insurance company is working in their best interest, not necessarily yours. They sometimes try to put a bandage on the problem instead of replacing the damaged items with new.
DON'T forget insurance companies are looking to pay out as little as possible
Be careful what you say to the insurance adjuster. They may ask you misleading questions in order to find a way out of paying the claim.
DO get a Public Adjuster
Insurance company adjusters may tell you that you do not need a Public Adjuster and it will only result in you getting less money. A study known as the OPPAGA Report was done and showed the people that used Public Adjusters received a difference of 574% in their settlement amount.
